Camping in Shingle Springs - #HipCamp

I heard about the site HipCamp this week which is an AirBnB for vacant land.  Owners of vacant land can create a listing to allow campers to reserve campsites on their private land - a great copy cat idea that I wish I thought of!  Look at this listing right here in Shingle Springs for $15 per night:

Lake Winnemucca and Round Top Mountain

The wildflowers are nearing peak at Lake Winnemucca so yesterday we took our annual jaunt to the see the glorious display.  We had high hopes that going on a Monday would save us from the crowds, but that didn't happen.  By the time we arrived at the Carson Pass parking area at 8:30, almost all of the spots were filled.  If you park here, don't forget to bring $5.00 cash for the self parking fee!  What's nice about this approach is that the very young, the older and 4 legged hikers can make the 5.2 mile, (round trip) journey to the lake as the elevation gain is only about 718'.

We've done this hike every year for as long as I can remember, including the spur up to Round Top Lake, (and once a loop to the Woods Lake) but yesterday was the first time I went to the top of Round Top Mountain.  This adds another approximately 1,300 vertical feet and another 2 miles to the day, but it the views were worth every step!

Staggering Statistics Explaining the Migration of Bay Area Buyers Into El Dorado and Sacramento Counties

Once in a while I like to publish statistics to get an overall view of the market state wide.  In particular, the bay area is of greatest interest since those residents seem to be moving to our region in droves.

The median sales price in San Francisco, Marin, Santa Clara and San Mateo counties continues to be staggering. We are seeing this affect sales and price increases in outlying counties where bay area workers can still commute from.

Sacramento and El Dorado Counties continue to be relative bargains with median prices at $347,000 and $499,000 respectively.  Perhaps that explains the migration of bay area retirees and and tele-commuters to this area.  In addition to Proposition 90, which allows retirees to transfer their tax basis to a new home in El Dorado County, the area has a great quality of life with strong employment, lower cost of living, less congestion, easy access to Lake Tahoe or the bay area and a laid back life style that many are hungering for.

I work consistently with bay area buyers who are purchasing their retirement homes and those looking to get in early by buying investment rental properties.  As a California licensee, I'm able to help my bay area clients sell their primary residences at a reduced rate when they purchase their replacement home from me in the Sacramento/El Dorado County region.  If you know anyone considering the move, please have them call me for a consultation and recommendations from previous clients I have helped.
