2017 Market Forecast - El Dorado and Sacramento Counties

On Tuesday, I had the pleasure of attending the 2017 Market Forecast webinar held by Leslie Appleton-Young, Chief Economist and VP of the California Association of Realtors.  I have included a few of her slides below that I felt were pertinent to the market in El Dorado and Sacramento counties.

As my reader's know, inventory has been the main issue driving the recovery in the real estate market over the past few years.  Leslie sites a major contributing factor as being that retirees are not moving as they have in the past.  The reasons given are that many have attractive low rates on their current mortgage, low property taxes (since taxes are based on purchase price here in California), wanting to avoid capital gains and also the fact that there's no place to go that could be as affordable as staying in their current homes.   Therefore, many retirees are remodeling and staying and often living multi-generationally with plans to leave their homes to their children.

She went on further to discuss what I have been saying for several months - We are in a bifurcated market whereby the low and mid range is still extremely active, but the luxury market is in a lull.  Additionally, the coastal counties are slowing due to affordability, but that inland, central and northern counties are growing.  This is due to affordability of homes and good job growth and salaries in these counties.  In fact the average price of a home in El Dorado county is $425K and in Sacramento is only $324K.

45% of Sacramentans can afford to purchase a home as compared to only 13% of those living in San Fransisco.  The state of California's average is 31% making Sacramento county a desirable place to move.

Another interesting analogy that Leslie highlighted was that Sacramento County is still 15% below the peak in 2005 whereas every coastal county is significantly above the peak.

Leslie's conclusion was that we will see continued migration to the Inland, Central Valley, and N. Cal counties as a result.  This was welcome news to me and should be to all homeowners in our area.
