Fact or Folklore: Witching for Water on Sisson Lane in Auburn, CA

Yesterday, Diamond Well drilling met us at my 7 acre listing on Sisson Lane in Auburn in preparation for well drilling.  This video clip was taken while he was witching for water,


At $159,900 for 7 Acres, this parcel will be a STEAL if good water production is found.  Stay tuned for results..........

HOT summer day at Union Valley Reservoir

If you want to go to an uncrowded lake with enough water to actually boat in and no lines or pressure while launching your boat, give Union Valley Reservoir a try.  It's just a little over an hour away from El Dorado Hills.  Take  HWY 50 to the Ice House Road turn off.

We launch our boat at the Peninsula, (a reasonable $8.00 fee)  where there is also overnight camping at the Peninsula and Sunset Campgrounds.  We picked out a private beach, and spent the day swimming, fishing and of course eating with the feeling that we had the lake to ourselves...almost.



Although it was 104 degrees when we left El Dorado Hills, we enjoyed much cooler temperatures at the higher elevation.  This alone made the little longer drive worth it.



We had so much fun, we stayed until sunset and received the gift of the beautiful dusk sky on our way down the hill.

Desolation Wilderness

It's been many years since I took this hike from the base of Lower Echo Lake up into Desoltaion Wilderness.  The last time was many years ago with a hiking buddy.  On that day, we were caught in a terrible storm that came in expectantly turning a warm sunny day into a dark, cold, (temp dropped 30 degrees in 30 minutes) soaking wet rain, hail and lightning storm, where we literally ran for our lives.  As you can imagine, I wasn't in any hurry to return.  That day was a very good reminder however, to always be prepared for in-climate weather whenever hiking in the Sierras.

Yesterday turned out much differently.  My husband and I arrived at the boat launch area at around 8:15 which again proved that the early bird catches the worm.  We snagged one of the last parking spaces right next to the trail head and began our journey along Lower and Upper Echo Lakes.



The hike begins with a 2.5 mile segment along and above the north side of the lakes offering beautiful vistas of summer life in the forest service cabins dotting the shoreline. Immediately beyond Upper Echo Lake begins the ascent past Tamarack Lake which primarily consists of a rocky steady climb with gorgeous views into the drainage between Ralston Peak in the southwest and Echo Peak to the northeast.



A little over a mile past Tamarack Lake, we turned left for a short diversion to Lake of the Woods.  A must see for anyone traveling to Aloha.  Although only a short distance from the PCT, hardly anyone takes the time to visit this quiet, sheltered lake surrounded by tall pines.  It's an unexpected sight among the stark granite landscape and begins to reveal what's to come as you enter the high country below Pyramid Peak, (shown here in the distance).


Rather than back-tracking out to the PCT, we are off towards Lake Aloha via a direct short cut to the southern tip.  Again, we are amazed at the wooded landscape knowing that only the granite of Desolation Wilderness exists beyond.


We arrive at Lake Aloha to a virtual moonscape.  The lake is very low and the scene is barren.  We hike along the eastern shore but nothing of real interest keeps us lingering.  It's beautiful in terms of an awesome realization that it's a huge cirque carved from massive granite, but not a destination where I would want to camp.


We hooked back up with the PCT and began our decent.  We decided to take another short detour to see Lake Lucille.  It was a short diversion through some dense woods that were so insulated and quiet that it felt like my voice dropped off the edge of my lips as I spoke.  We passed by Lake Margery...

We finished the 10 +/- mile day by splurging on a boat taxi across Upper and Lower Echo Lakes back to the car.  You catch the taxi at the very north east end of the lake.  There is a phone at the dock making it easy to arrange the ride.  Rewarding yourself only costs $12 per person and the ride is especially beautiful as the boat passes through the spit between the two lakes.


It also gives those hard working feet a well deserved rest after all of the rock scree.  My best advise for the day is to make sure to wear hiking boots with thick durable soles and get an ice cream cone at the Echo Chalet!

As technology advances, real estate agents are more relevant than ever

I sent this article written by Heather Sittig Jackson for Inman to customers of mine who recently entered into a contract directly with the seller of a FSBO, (For Sale By Owner) while I was away on vacation this summer.  Needless to say, they contacted me shortly after my return to describe how their transaction had gone south and requested my assistance to get them out of the contract, (which of course is not my job to do).

I'm not going to go into the gory details, but it was a very stressful situation for them as they fretted over being stuck buying a house that was not as represented by the seller.  They were eventually able to cancel the contract and get their deposit back, but after reading this article they said,

"Hi Joy, 

Wow what an article!  Looks like it was written about our recent experience.  And I agree with the information in the article, how dumb were we?  Ignorance is bliss until it bites you in the butt....."



Some surmise technology will ultimately cut agents out of the homebuying process. The notion that real estate agents will be made obsolete by technology just like travel agents were is not only unsubstantiated but quite the contrary to what is occurring in the industry.

Technology, governmental regulations and litigation are rendering the real estate agents more relevant than ever. In an economy where home prices are typically three to five times the annual household income of the buyers, a home purchase is significantly more complicated and risky than booking a vacation.
It is possible to leave out agents entirely. A buyer could locate a home on fsbo.com, refer to Zillow for a valuation and write an offer using boilerplate contracts from LegalZoom.
Assuming the seller accepts the offer, the buyer could use Yelp to find a home inspector, yellowpages.com for a title company and insurance for a homeowners policy. The buyer could obtain a loan from quickenloans.com, which might close on time.
Any agent reading this is probably laughing right now. The process of purchasing a home is riddled with potential pitfalls. It is important to recognize that the primary role of the agent is not to find the perfect house or to navigate the best neighborhoods.
While these are certainly great perks, especially for a buyer relocating from far afield, the primary role of the agent is risk management.
Agents, not websites, are the only parties qualified to make sure sellers don’t sell too low and buyers don’t pay too much, as well as to ensure sellers disclose everything they are obligated to and that buyers obtain the appropriate inspections for the property.
Technological advances have had an impact on the industry. Consumers are empowered to take control of their house hunt, and more often than not they discover the house they ultimately purchase before their agent does.
Recognizing the real condition of the property, understanding the solutions for undesirable or dangerous conditions, evaluating the comparable sales and, ultimately, negotiating the contract are all processes that require expertise.
Consumers love “guesstimates,” but they also recognize they are about as accurate as predictions made by weather reporters.
Real property is as idiosyncratic as the people who buy and sell it. To date, there is no technology that can overcome this fundamental fact and mitigate the risks associated with it.
Consider a tract home built in 1956, in a subdivision where there were only three floor plans developed. An extremely smart computer could determine which of the homes with the same floor plan sold recently and calculate the average price for that floor plan. And then provide that number as the price a buyer should pay for the house.
Unfortunately this smart computer does not recognize that the subject property is located on a corner, that it has asbestos in the joint compound, that it has a recalled Federal Pacific electric panel, and that it has a brand-new pool and spa.
It also isn’t aware that the basement was finished and that there is an additional 600 square feet of living space. So what is a reasonable offer price now?
Technology also cannot compensate for evolving governmental regulations. Let’s imagine the subject property above is also located on a creek in a neighborhood where there is a local creek ordinance that won’t allow any part of the property located within 50 feet of the creek to be rebuilt if it is damaged by a natural disaster.
The similar homes across the street don’t have a creek behind them. The city in which this home is located has a residential energy conservation ordinance, which makes it incumbent upon the seller to ensure all toilets are low-flow and that the attic is insulated with R-13, both nonexisting in 1956.
Local regulations and ordinances change regularly, and the public is largely unaware of how this impacts their property value and their legal requirements upon transfer.
Sellers who choose to sell FSBO are unlikely to be aware of all the disclosure requirements and governmental regulations, which makes them wide open to a lawsuit should they fail to meet their obligations.
Likewise, buyers should be hesitant to represent themselves in the purchase of a FSBO because it is likely they will find unwelcome surprises after they close or when they sell in the future.
None of this is news to agents, who have seen time and time again the dysfunction that arises when a transaction goes awry. It is no wonder that most agents don’t even list their own homes when it’s time to sell; they hire a colleague to sell it for them.
Agents know they will receive top dollar and have the benefit of the brokerage’s errors and omissions policy when they list with another agent.
In a world of increasing complexity working with a real estate agent is imperative. As technology makes finding a home easier for buyers, the agent’s primary role is shifting from property locator to project and risk manager.

D.L. Bliss and the Rubicon Trail

It's such a wonderful experience when we start learning things from our children.  My daughter lived and worked at D.L. Bliss State Park last summer and she talked often about her adventures on the Rubicon Trail.  Whenever she mentioned it, all I could conjure up was Jeep Jamborees and large boulders with remnants of grease, chains and car parts.  Imagine my surprise when I learned first hand that it is also one of the most beautiful hikes in the Tahoe basin.

We decided to begin our out-and-back hike from within D.L. Bliss which is on the southwest corner of Lake Tahoe just north of Emerald Bay.  We arrived early enough to get one of the few coveted parking spots near the trail head at Calawee Cove.  

The trail begins with a gentle uphill hike and quickly turns into an exercise in stair stepping.  I wouldn't call it strenuous because although it was a steep climb, it wasn't sustained for very long.  Either way, every step up brings you closer and closer to awe inspiring views of some of the bluest of blue water I have ever seen, (only surpassed by perhaps Crater Lake and some of the glacial lakes in BC).






Along the way, we crossed bridges and overlooks high above the lake, (thank goodness for railings in some spots) and thoroughly enjoyed the spectacular views across the lake to the east, south and west.

 



We crossed a couple of streams flowing into the lake.




After peaking, we crossed a burn area and continued on for an extended downhill which took us close to Emerald point, (the mouth of Emerald Bay).  The trail takes a short cut across the tip through a flat open area and delivers you to Boat Camp which is a boat-in camp ground.  From there it's only a short distance to Vikingsholm.  We took a longer than usual lunch break to watch the boats parade around Fannette Island and to soak our feet in the ice cold water.  Round trip we estimated a little over 8 miles.

I personally enjoyed the trip back because the sun was at our backs making the blue of the lake some of the deepest indigo I have ever seen.




Next weekend is perhaps a return to Boat Camp, but definitely not in a Jeep!
