Most of Sacramento's housing stock ripe for modernization

With nearly two-thirds of the Sacramento housing stock more than 20 years old, a modernization trend could be in the offing, according to a new report by RealtyTrac Inc.
Such a trend could also be fueled by recent purchases, according to the report, which found nearly 60 percent of them this year were of homes built before 1990.
RealtyTrac chief economist Jake Adgersaid for both people buying a house to live in long term, or to turn quickly for a profit, there’s reason if it’s older to look at upgrades.
“Modernizing the housing stock is the takeaway here,” he said.
There’s also a connection between the older stock and relatively tight inventory, according to Adger, who noted hungry buyers may look more toward older homes and bringing them up to date. Among recent home sales, those built in the 1970s generally sold at 105 percent of asking price, more than ones built after 1990, which sold at 101 percent.
Adger noted brokers have reported older homes, when well maintained, can sell at prices comparable to brand new homes.
At the 20-year mark, homes are more likely to have issues with painting, flooring, plumbing fixtures, heating and air conditioning, and asphalt roofing, according to a 2007 report by theNational Association of Home Builders.
Next to homes built before 1990, which constitute 66 percent of all homes in the Sacramento metropolitan statistical area, those built after 2000 constitute the largest percentage, about 20 percent.
RealtyTrac’s report noted in some eastern states, such as Connecticut, Massachusetts and New Jersey, more than 80 percent of the homes predate 1990.

El Dorado County's El Dorado Trail - The Natural Trail in Shingle Springs

We had a little over an hour to play today before my husband had to leave for his night fishing tournament so we decided to stay close.  Since we live on top of a ridge, we rarely bike from home since we have to climb 800' at the end of every ride just to get home, but today we asked for an ass-kicker.

We left our house on our mountain bikes and rode straight to the natural trail that runs along the Sacramento-Placerville railroad tracks.  We picked up the trail on South Shingle Rd. just south of Haveture Way and rode south around Sugarloaf mountain, (pictured).


It was a beautiful 9.2 mile loop that took about 1:15.  In total we gained 810' of elevation, (which was all our ridge which you would avoid) otherwise it's pretty flat.  My Runtastic app tells me we burned a sweet 697 calories which made my day!

Unplug and Get Outside - The Hope Valley in Fall

For some reason, the Hope Valley gives me that same feeling as coming home after a long time away.  Nestled between Highway 89 and Kirkwood, this wide open valley running along highway 88 is right out of an episode of Bonanza.  With the West Fork of the Carson river meandering through the valley to the peaks on either side, there is unlimited recreation opportunities for camping, fly fishing, hiking, mountain biking and leaf peeking, which is exactly what we did on Sunday.

We began by taking a short hike towards Scott's Lake from the Big Meadows trail head.  There are several groves of aspen trees along that trail that we wanted to check out but found only a few that were vibrant.  We did take the time for a #Eckhart Tolle moment under a stand of quaking aspens in the wind.


I'm sure that most native Californians would find this foliage beautiful, but because I'm a New Englander, I lust for real color in the changing of the seasons.  We hopped in the car and drove across Luther Pass to the Hope Valley where my mood immediately changed to glee!  It is a magical place and to hit it late in the day at probably the peak day in the foliage season made my day.



I work very hard to avoid people on my time off and by no means consider myself a "tourist" but I couldn't help but feel the excitement of the place and the season along with the other people driving through the valley.  The air was crisp, the light was fantastic and the scenery was absolutely beautiful giving the afternoon the perfect autumn mix.



We pulled over on the roadside along with other cars and jumped out to capture the day in pictures.


Although it's not the reds, oranges, yellows and purples of the New England maples, it's the best that we have in California and I was more than happy to appreciate it fully!

Corral Trail

It was the perfect week. Monday was yoga, Tuesday was running, Wednesday was weights, Thursday was running, Friday was a road bike on the American River Bike Trail, Saturday was a hike in Strawberry and Sunday was a Mountain bike ride in the Corral area off of Oneidas in South Lake Tahoe.

As I've mentioned before we are beginning mountain bikers and have been trying to step it up just a little, so we thought we would venture into some intermediate territory.  Unlike other sports, we discovered that the step from beginner to intermediate trails is huge!

We began by driving to the 3 mile marker along Oneidas.  We parked and got ready for our maiden voyage into the unknown.  There is a nice trail map at the trail head which quickly told us that we wanted to take a trail called Sidewinder (intermediate) instead of the straighter downhill Corral Trail.  This is me at the beginning looking very fresh and excited!


Ask any of my biking friend (road and mountain) and they will tell you that I much prefer climbing to descending.  In fact it's a big joke about how slow I go on the downhills compared with how fast I climb!  Well this Sidewinder trail seemed like an Olympic level course to me.  It descends through the forest switching back and forth with obstacles, (albeit minor ones) and banked turns that I'm sure experts have a play day on.
After about a mile, we connected with the Cedar Trail which was more my speed.  In another couple of miles we hit the Power Lines Trail and then connected to the Railroad Grade Trail.  We played on these relatively flat trails and practiced climbing and descending in the High Meadows area.

Now I'm a glutten for punishment but there was no way I was going to ride up that Sidewinder trail on the return trip. We decided instead to take a longer route back to the car which involved riding up Oneidas Street.  If you've ever ridden up hill on a road that you've driven a car up, you know I'm not kidding when I say it was quite a bit different on a bike.  This decision turned out to be pure torture...especially on tired legs.  I'm not sure what the grade is, but it is a prolonged uphill climb.

I made it to the car without getting off my bike, but I don't think I will be doing it again on purpose.  I'm not sure why this seemed like hell for someone who prides herself on climbing.  I think it comes down to the gear.  Most of my climbing is done on a road bike where I can stand up and be extremely efficient.  In fact I LOVE climbing on my road bike.  However, this mountain bike sport is making me feel like an old lady.  I wish I took up this sport when I was much younger.  Perhaps then I would have learned without the fear of falling and would have some decent technique which I obviously don't have enough of and maybe never will at this stage of the game.

I'm not going to bother showing you a picture of me at the end.  It wasn't pretty!

Cody Lake - Private and Serene

Earlier this summer we stumbled upon the Cody Creek Trail http://www.blogger.com/blogger.g?blogID=7040674765259617732#editor/target=post;postID=5934434773229515651;onPublishedMenu=allposts;onClosedMenu=allposts;postNum=51;src=postname.

After sharing the story with a girlfriend, she wanted to see it also so we decided to journey there on a day when we had limited time to get some good cardio going.  Although it isn't a terribly long hike, it gets your blood pumping quick.  The trail begins in Strawberry at about 5,600' and climbs to 7,100' in a relatively short distance.

We began at the same spot at the Sciot's Track playground and headed up Masonic Blvd.  We followed the same path as written about in my previous article, but this time instead of forking left towards Cody Meadow, we opted to see what Cody Lake is like.

We huffed and puffed our way to the lake with wonderful views of Pyramid Peak along the way.


When we arrived at Cody Lake we found a beautiful private and serene lake.  It took about 1:15 to get up there and it was worth the effort....especially for our four legged friend, who enjoyed a nice swim while we ate lunch.


I recommend this hike for a day when you have limited time and don't want to travel far.  It would be great on a hot summer day, but was equally nice in the crisp fall afternoon.
